Your Building Envelope and Why It Matters

Upon completing this course, Community Association Managers and Board Members will understand:

 

1. Understanding the Building Envelope

  • The building envelope is the barrier between the interior and exterior of a structure.
  • It includes roofs, walls, floors, windows, doors, and decks—each playing a role in protecting the building from environmental elements.

 

2. Identifying Water Intrusion

  • Water intrusion is a major threat to building integrity.
  • Signs include peeling paint, stucco damage, spalling, cracks, and wood deterioration.

 

3. Importance of Proper Sealing

  • Sealing gaps and penetrations (especially around windows and pipes) is essential to prevent water and air leaks.
  • Using the right materials and techniques (e.g., caulking, foam) ensures long-term protection.

 

4. Preventative Maintenance is Key

  • Regular inspections and maintenance of vulnerable areas (e.g., lanai decks, railings, walkways) help extend the life of the building.
  • A proactive approach reduces emergency repairs and long-term costs.

 

5. Educating Stakeholders

  • Building owners, managers, and HOAs should be informed about maintenance priorities.
  • Quarterly focus on specific components helps maintain the building envelope effectively.

Pipelining Technology

Upon completing this course, Community Association Managers and Board Members will understand:

 

  • This course provides a comprehensive understanding of trenchless pipelining methods.
  • The audience will learn about the equipment, the pipe material commonly seen, and their applications for trenchless technology solutions.
  • The course will cover various methods, including Cured-In-Place Pipe (CIPP) Lining, Inversion lining, Spray Cast, and Pipe Bursting.
  • The class will gain the necessary knowledge of the steps needed to assess their pipe conditions along with appropriate actions they should take to prevent and prepare for unforeseen pipe problems.

 

 Two (2) hours of continuing education credits are available.
